The master-builder intervenes throughout the construction process of the house. It can be limited just for estimation and construction or to do all the work.
A project management contract will give the limits of intervention of the master as well as his fees. The fees range from 7 to 10% of the total estimated price for all the work. Design offices and contractors must have compulsory insurance. Without it, don’t trust them. Also, always check their old projects.
Choose an architect for the design
The architect will make a personalized plan for you. It helps you to design with the materials of your choice and according to your imagination. It will therefore take 10 to 12% excluding taxes of the construction price.

A project management contract binds you to the architect if you choose him to do the entire job. For a 170 m² room excluding the net work, you must entrust the work to an architect.
